Our Work

Acadia Realty

When Acadia Realty decided to move forward with their new mixed use development, they turned to La Sierra for its permitting services.  The development consists of 156,000 square feet of retail, office, and restaurant spaces.  An underground parking garage and enhanced landscaping provide appropriate scale for the street and the adjacent neighborhoods.  La Sierra has worked to bring this $41,000,000.00 project to reality through its permit services.

Megatel Homes

Megatel Homes asked La Sierra to assist their permitting work for their new Lagoon Communities.  These properties include a 2 acre artificial lagoon with white sand beaches, splash parks, music venues, and amenity centers.  It also includes multifamily and single family properties.  La Sierra has partnered with Buzz Planning to ensure these projects move smoothly in the permitting review process.  These Lagoon Communities will be built in Forney, Anna, Princeton, Crandall, and Dallas.

Katy Trail Ice House

When the Katy Trail Ice House planned to expand their dining area and remodel their kitchen, they asked La Sierra Planning Group to help manage this effort.  La Sierra worked with city staff to finalize a new plat, new parking agreements, and field inspections to complete this project.  This project is a great way to provide a better connection with the Katy Trail and new parking for patrons.

Acadia Realty

When it came time to remodel a 12,000 square foot retail and restaurant property, La Sierra was hired to navigate permits for new tenants, building facades, upgraded electrical and plumbing trades, and revise the parking tabulations for these spaces.  La Sierra worked to ensure that permits were issued on time for new tenants to move in and serve customers. Acadia Realty entrusts in La Sierra to assist their permit needs for their Henderson Avenue portfolio.

Hillside Tavern

As their permit was under review, questions arose about the proposed outside patio.  The folks at Hillside Tavern turned to La Sierra Planning Group to quickly identify steps to complete their permit review.  La Sierra worked with city staff to identify concerns about the outside patio and provide a creative solution to allow the patio.

MetroPaws

La Sierra Planning Group assisted MetroPaws break ground on their new East Dallas location.  This included managing a plat and new construction permit for the site.  La Sierra worked with staff on an RAR exhibit and helped to expedite the permit release as well as plat review and release.

The Rocket

La Sierra Planning Group was tasked with assisting the Rocket prove its non-conforming occupancy load for its certificate of occupancy.  La Sierra researched the permit history of this assembly area and located records that indicated an occupancy load greater than 100 people had been approved on previous plans.  La Sierra worked with the owner to upgrade the fire alarm systems and exits to maintain the space as an event venue.

Corrientes 348

When looking to open their first location in the United States, Corrientes 348 turned to the trusted permitting service of La Sierra.  We prepared their plans and worked with city staff to ensure permits were issued to meet the owner’s timeline to take over this space.  La Sierra also worked on securing their valet license to provide service for their customers.

Tiny Victories

La Sierra Planning Group worked with the owner and tenant to convert an old retail space that was created in 1929 into Oak Cliff’s first bar.  La Sierra worked with city staff to expedite the review of the interior remodel permit and assisted with field inspection scheduling.  La Sierra also assisted in their efforts to create a new outside covered patio with permits and variances.

Sessions Pilates

La Sierra Planning Group has helped with the owner open two locations (Uptown and Lakewood).  This involved permit reviews and updated certificates of occupancies.  La Sierra also provided creative ideas to satisfy parking requirements with reductions for bike racks.

XOXO Lounge

The new dining and social venue looked for professional assistance to manage their interior remodel building permit.  Our staff worked with the city to update the health permit, addressing for the property, and permit review to provide a new venue for dining and socializing near downtown.

Smoky Rose

In order to open their first location, the owners of Smoky Rose turned to La Sierra Planning Group to take over an manage their plat, building permit, health certificate, and certificate of occupancy.  La Sierra worked on parking revisions and RAR exhibit to expedite the permit release for their location on Garland Road.  La Sierra worked with staff to complete platting requirements to release the construction permit.  They also lobbied staff regarding right of way and easement dedications.

Dibs on Victory

La Sierra Planning Group prepared and expedited the interior remodel permit for this new dining and bar experience in Victory.  La Sierra worked with plans examiners to expedite the permit and inspections.

Alice

The owners of Alice looked for professional services to expedite their certificate of occupancy and health permit reviews.  The staff at La Sierra worked to quickly provide a final inspection in order for them to open on time.

Toasted Coffee

Facing a challenge in converting a former paint store into a restaurant, the owners of Toasted turned to La Sierra Planning Group to manage their interior remodel permits.  La Sierra worked with city staff by researching parking delta credits and the allowance of bike racks to satisfy required parking standards.  They also helped to expedite their certificate of occupancy and health permit inspections.

Black Friar

Black Friar

La Sierra Planning Group worked with the new owner of the establishment to obtain a new certificate of occupancy and health permit.

The Skellig

La Sierra Planning Group was asked to take over the management of their permit to add a beer garden to their establishment.  La Sierra worked with staff to identify parking delta credits and secure a parking agreement to allow a new outside service bar and seating area.  La Sierra worked with the owner and city staff to make sure the project complied with the design standards of the Planned Development District.

Big Outdoor Opco

When looking to manage their supergraphic permits and expedite their reviews, Big Outdoor Opco turned to La Sierra Planning Group.   La Sierra updated their permit packets and researching property history to ensure that permits could be renewed in a timely manner.

Milk & Cream

La Sierra Planning Group worked with the property owner to permit this new establishment in the City of Dallas.  La Sierra worked with city staff to identify the service as “to go” rather than “dine in” service to have it classified for retail parking standards.

Ships Lounge

La Sierra Planning Group worked with city staff to update the certificate of occupancy to reflect the correct floor area for this space.
