Zoning regulations vary across cities and states. In some instances, the property you wish to develop or move your operations on, requires an amendment to the existing zoning district.   Whether it is securing a specific use permit or changing the base zoning district to another one that allows you to open your business, La Sierra Planning Group can manage your application to fit your needs.  Our staff will conduct and manage community outreach (even if it means knocking on doors over a weekend), coordinate lobbying efforts with commissioners and councilmembers, prepare and conduct your public hearing presentations, and work with city staff all in an effort to ensure your application is successful.  The type of zoning amendments you may need can vary but our experiences are ideal to assist your needs.  Here are a few examples of zoning applications we have managed for our clients to help them open their business or change their existing specific use permits.  We are ready to assist and look forward to the opportunity to help.

7-Eleven: La Sierra Planning Group has been asked to assist 7-Eleven with their efforts to secure a D-1 overlay and a specific use permit for alcohol sales with their locations in the City of Dallas.

Falcon Transit:  La Sierra Planning Group has assisted the owner secure specific use permits to operate metal salvage yards in the City of Dallas.  These efforts include lobbying plan commissioners and councilmembers regarding these applications.  It also includes community outreach to area stakeholders to discuss operations, traffic, and required buffers for these locations.

United Tow: La Sierra Planning Group was asked to manage the renewal efforts of their specific use permit to store towed vehicles on their property.  La Sierra staff lobbied commissioners and councilmembers to ensure favorable action on their renewal.

Ralston Outdoor: La Sierra Planning Group managed Ralston’s efforts to relocate billboards in the City of Dallas and secure new specific use permits for their placement.  This included community outreach with area stakeholders regarding the sign relocations.  La Sierra also managed lobbying efforts with city plan commissioners and councilmembers to secure approvals for these permits.

Deep Ellum Distillery

When Deep Ellum Brewery decided to begin operations for a distillery, they asked La Sierra Planning Group to manage the zoning requirements to open their first location.  La Sierra managed their specific use permit application by working with city staff, plan commissioners, councilmembers, and community stakeholders to gain approval for their operations to begin in Deep Ellum.

Peticolas Brewery

The City of Dallas amended their regulations to allow the manufacturing of beer as a new main use, but requiring a specific use permit is certain zoning districts.  Peticolas Brewery contacted staff at La Sierra Planning Group to assist in their efforts to secure their first permit in the City of Dallas.  La Sierra helped by providing technical assistance on their application and coordinating lobbying efforts for their application.  Peticolas received an approved permit to manufacture their beers near the Design District of Dallas.

Lakewood Theatre

La Sierra Planning Group was asked by the property owner to help navigate the historic designation process for the property.  La Sierra staff researched zoning elements of the process while other members of the team managed the architectural and tax credit options considered in review.  La Sierra staff lobbied successfully with city commissioners and councilmembers to include language that no required parking would be necessary for any business that occupies the historic structure.  La Sierra’s research demonstrated that no parking was required when the theatre was built in the 1930’s and it would penalize the owner to identify new parking outside of their property that may not exist.

Outfront Media

La Sierra Planning Group managed the specific use permit applications and licenses for Outfront Media to construct new videoboards in downtown Dallas.  La Sierra worked on lobbying efforts with plan commissioners and councilmembers to secure locations for new videoboards.  La Sierra also worked with city staff to secure the required licenses over public sidewalks to install the approved videoboards.

Fox Fuel

When Fox Fuel needed assistance to secure specific use permits to sell alcoholic beverages at their convenience stores, they turned to La Sierra to manage all of their locations in the City of Dallas.  The staff at La Sierra coordinated meetings with community stakeholders, plan commissioners, and councilmembers to ensure that Fox Fuel’s permits to sell alcoholic beverages would be secured.

CVS

La Sierra Planning Group is working with CVS to secure a specific use permit for alcohol sales on their locations within a D-1 overlay within the City of Dallas.

Children's Hospital

La Sierra Planning Group worked with Children’s Hospital to amend their Planned Development District and specific use permits to allow new signage on their pedestrian skybridges.  La Sierra worked with city staff and Children’s design team to revise the exhibits and present at public hearings.  They also worked with city plan commissioners and councilmember to ensure favorable action on this application.

Alamo Club

La Sierra assisted the Alamo Club secure a new Specific Use Permit to operate after midnight.  La Sierra coordinated community outreach, lobbied the city plan commission, and worked with city staff to revise their legal description.
